Overview

Better Choice’s Commercial Alt Doc product provides flexible commercial lending for self-employed borrowers who cannot or prefer not to provide traditional full financial documentation. With a minimum 12-month ABN registration and income verified by BAS, bank statements, or an accountant’s declaration, this product opens commercial lending to a wider range of self-employed clients.

With no application fee (currently waived), no clawback, IO up to 5 years, and loan terms from 3 to 30 years, the Commercial Alt Doc offers the same competitive features as our full doc commercial product — in a more accessible format for self-employed borrowers.

An Easy Refinance pathway is also available for established commercial borrowers with at least 12 months of good repayment history, significantly reducing the documentation required for refinance applications.

Frequently asked questions

What income documentation is required?

The last 2 years’ business/company tax returns and financial statements (most recent no older than 18 months), plus the latest personal tax return and ATO notice for all directors and guarantors. Where a trust is involved, a certified copy of the Trust Deed and all Deeds of Variation are also required.

What is the minimum self-employment period?

A minimum 24-month ABN registration is required for the Commercial Term Loan.

What is the maximum LVR?

Up to 80% LVR for Category 1 security locations (75% Cat 2, 70% Cat 3).

Is there an Easy Refinance pathway available?

Yes. Eligible borrowers with an existing business term loan, minimum 12 months tenure, and clean repayment history may qualify for the Commercial Alt Doc Easy Refinance. Maximum loan amount is $2.0m. Contact Robyn Hadlow to discuss eligibility.

Can the loan be used for the borrower’s own business premises?

Yes. Commercial Alt Doc can be used for both owner-occupied business property and investment purposes.

Is there a clawback on commissions?

No. There is no clawback on commercial lending commissions.
