Better Choice’s SMSF Residential loan allows SMSF members to invest in residential property through their fund, with a competitive rate structure and limited-time fee waivers on both application and settlement — reducing the upfront cost of establishing an SMSF property investment.

With rates from 7.09% p.a., a maximum LVR of 80%, and loan amounts up to $2.5 million for Category 1 postcodes, the product supports a meaningful range of residential SMSF investment strategies. Both P&I and IO repayments are available, and the product is structured to comply with the superannuation borrowing rules under a Limited Recourse Borrowing Arrangement (LRBA).

What trustee structure is required?

The SMSF trustee (borrower) and the property trustee (mortgagor) must be separate corporate trustee companies. All directors, shareholders, and beneficiaries of both companies must provide unconditional joint and several personal guarantees.

What is the minimum SMSF fund balance?

The SMSF must hold a minimum of $100,000 in net tangible assets at the time of application.

What is the maximum LVR?

Up to 80% LVR for Category 1 postcode securities. Maximum loan amounts up to $2.5m for Category 1 at 65% LVR.

Are the application and settlement fees currently waived?

Yes — both the application fee and settlement fee are currently waived on SMSF Residential. This is a limited-time offer; confirm current fee status with your BDM or refer to the current Product & Rates Guide.

Can the SMSF loan be used for cash out?

No. The SMSF Residential product is for purchase or refinance only. Cash out and equity release are not available.

What types of residential property are acceptable?

Standard completed residential investment properties in acceptable postcode categories. Use the Postcode Selector at [link] to confirm category. High-density properties (>50 units) may be subject to lower LVR limits — confirm with your BDM.
